Recording Water Pressure, Water Heater Temperature, Anode and Relief Valve Readings in the Plumber App

“Pressure looked fine” is not a reading. Neither is “water heater OK.” When a plumber writes numbers instead of impressions, the visit becomes something the homeowner can understand and the next plumber can compare against. The PlumbingBossPro tech app gives readings their own fields on the inspection checklist, so the numbers end up in the same place every time.

Readings Sit on the Checklist

The checklist items themselves are covered in The Plumbing Inspection Checklist in the Tech App, Item by Item. Readings are the measured values that go with those checks.

The tech app has fields for water pressure in psi, the water heater setting, hot water at the tap, flow rate, hardness, sediment drained, water heater age, gas pressure and leaks found. The plumber fills in whichever ones apply to the visit. The office sees them on the job and they print on the Plumbing Inspection Report.

Water Pressure

Water pressure is the easiest reading to take and one of the most useful. A gauge on a hose bib or the laundry connection gives a number in a few seconds. Recording it every visit builds a history: a house that read in a normal range last year and reads high this year may have a pressure reducing valve that is starting to fail.

It is also a reading the homeowner can see for themselves. A photo of the gauge next to the number in the app makes the recommendation for a new PRV easy to understand.

Water Heater Setting and Hot Water at the Tap

Two temperature readings tell different stories. The water heater setting is what the thermostat or control is set to. Hot water at the tap is what actually comes out at a faucet after it runs. A big gap between the two points the plumber toward a problem worth a closer look. Recording both gives the homeowner a clear answer when they ask why the shower runs out of hot water.

Temperature readings are also a conversation starter about comfort and safety. Some homeowners want hotter water for a big tub, others have small children and want it turned down. The plumber can talk through the setting with the customer, adjust it if asked, and record the final number so the next visit starts from the same place.

Anode Rod and Sediment

The anode rod and the sediment drained during a flush are the two readings that say the most about a tank's remaining life. The checklist records whether the anode was checked and its condition, and the sediment field records how much came out on the flush. The water heater age reading puts both in context. A newer tank with light sediment is in a very different place from a much older one with a heavily eaten anode.

Put those three together year after year and the replacement conversation writes itself. The plumber is not guessing. They are pointing at what changed since the last visit.

The T&P Valve

The temperature and pressure relief valve is a safety device, and the checklist treats it as one. The plumber records whether the valve was tested and whether it operated properly. A valve that will not open, will not reseat, or drips afterward goes straight into the recommendations. Plumbers should follow their own company's procedures and local requirements on how and when to test and replace these valves. The app's job is to make sure the result is written down.

Flow, Hardness, Gas Pressure and Leaks Found

The remaining readings cover the rest of the house:

Why Numbers Beat Impressions

Numbers do three things notes cannot. They make the visit look like real work to the homeowner, who sees a page of readings instead of a line that says “all good.” They let the next plumber see change over time, which is how a slow-failing PRV or a tank near the end of its life shows up early. And they give the office something solid to quote from.

The readings come together for the customer in The Printable Plumbing Inspection Report: From the Tech's Checklist to the Homeowner's Hands. For the rest of the tech app, visit the PlumbingBossPro plumber app page.
